Design/Build
Design/Build is a project delivery system whereby a single entity
(known as the design-builder) is contractually responsible for
both the design and construction of a project. The Design/Build
approach can provide many advantages to the Owner.
Advantages:
- Single Contract and Point of Contact
- Contractor and Designer Work Collaboratively
- Guaranteed Maximum Price
CM at Risk
With the CM at Risk approach, the CM holds the risk of subletting
the construction work to trade subcontractors and guaranteeing
completion of the project for a fixed, negotiated price following
completion of the design. However, in this scenario, the CM
also provides advisory professional management assistance to
the Owner prior to construction, offering schedule, budget and
constructability advice during the project-planning phase.
Advantages:
- Single point of responsibility for construction
- Competition among subcontractors and suppliers
- Sometimes able to use smaller, local entities
Construction Management
Construction Management provides Owners with the necessary expertise
and resources to take advantage of a variety of alternative
construction contracting methods and to choose the best method
that achieves the Owner’s objectives. Services provided
include, project delivery analysis, project management planning,
cost and schedule management and contract administration.
Advantages:
- Competition among subcontractors and suppliers
- Sometimes able to use smaller, local entities
